Our Lettings Hub Partnership
We have teamed up with the Lettings Hub who undertake tenant referencing for us. They also offer tenant and landlord insurance products plus to save you time, a utility management and media service. The Lettings Hub is regulated by the Financial Conduct Authority under registration number 474985 and Taylor & Co earn a commission from the introduction of landlords and tenants to them.
On occasion, you might find that you require a professional valuation undertaken by an RICS Chartered Surveyor. This type of valuation is often needed for probate and matrimonial purposes. We recognise that this can be a difficult time and we aim to conduct the process as smoothly and efficiently as possible for you. We also provide valuations for property transfer purposes as well. A fee is charged for professional valuations.
One size does not fit all. We will discuss our marketing strategy with you to successfully utilise the full range of opportunities available to us to maximise the exposure to your property and achieve the best possible sale price. This will encompass newspapers, our own website, national property portals, social media and for rural properties, we will assess whether to use more type specific marketing avenues.

We are here to take the stress out of the experience and recognise the benefit of a helping hand and are always happy to assist in any way that we can. Energy Performance Certificates (EPC’s):
It is a legal requirement to have an EPC when a property is sold, built or rented. The EPC must be commissioned prior to any marketing taking place and be available for inspection no more than 7 days after marketing has commenced. Some buildings, such as listed buildings don’t need an EPC and we can give guidance on whether your property falls into an exempt category. We can arrange for the EPC to be commissioned on your behalf or you are free to make your own arrangements.
If you require a mortgage on your purchase, the Lender will arrange to undertake a basic mortgage valuation. If you wanted to top this up to a more extensive building survey or if you are a cash buyer seeking a private surveyor, we can happily put you in touch with a number of local contacts and you are free to make an informed choice on their services yourself, or please feel free to make your own arrangements.
You may already have a good working relationship with a preferred solicitor and if this is the case, then please continue with your existing contact. However, if you haven’t already found a solicitor to deal with the conveyance of your sale or purchase, then we always suggest that local is best, as the solicitor will already be aware of local factors and may have dealt with many enquiries of a similar nature before. We can provide a list of solicitors for your review to enable you to make your own informed decision.
If you require a mortgage to fund your purchase, you can either go directly to a lender or you can use an independent mortgage advisor. Unlike the lender, an independent mortgage advisor will have access to a broad range of products available from a cross section of lenders. We work in co-operation with Rachel Seymour of Seymour Mortgage Solutions Ltd and can arrange an appointment for you at a mutually convenient time. There are other advisors available and we respect the right of any buyer to use whomsoever they choose. Taylor & Co earn a commission from introductions made to Seymour Mortgage Solutions Ltd.
